Roof Inspections in The Village
We get on your roof and into your attic, look at everything that keeps water and heat where they belong, and take photos as we go. You get a straight read on what is wrong, what is fine and what can wait.

What a Roof Inspection Is For
A roof inspection tells you the real condition of your roof before you spend money on it. Maybe you are buying or selling, maybe a hailstorm just went through, or maybe the roof is getting older and you want to know how much life it has left.
We look at the outside and the inside. Shingles and flashing tell us about leaks. The attic tells us about airflow, insulation and moisture. A hot, stuffy attic can cook shingles from below and make your air conditioner run longer in July, so we check that too.
Most inspections end with a short list. Sometimes it is nothing. Sometimes it is a few small fixes. Once in a while it is a roof that is near the end, and we will tell you that plainly.

What We Check
- 01
Shingles and surface
We look for missing, cracked or curling shingles, bare spots where the granules have worn off, and the small round bruises hail leaves behind.
- 02
Flashing and roof openings
Most leaks we trace begin around a chimney, a skylight, a pipe vent or the spot where the roof meets a wall. We look over the metal there, the sealant on top of it and the rubber pipe collars, which harden and crack after a few years of sun.
- 03
Attic airflow and insulation
We go into the attic to look at intake and exhaust vents, insulation depth and whether soffit vents are blocked. Poor airflow traps heat, shortens shingle life and adds to your cooling bill.
- 04
Decking and signs of water
From inside, we look for dark stains, damp wood, rusty nails and daylight where it should not be. Soft spots underfoot on the roof tell us the decking may be going.
- 05
Gutters and drainage
Clogged or sagging gutters send water back under the edge of the roof. We note what we see and whether gutter work would help.
- 06
Photos and a plain report
We take pictures of what we find and walk you through them. You know what we saw without having to climb a ladder.
Questions about Roof Inspections?

A hail or wind storm came through
Hail damage is easy to miss from the ground. Spring storms around Oklahoma City often leave bruised shingles that start leaking a season or two later.
Your upstairs or attic runs hot
If some rooms never cool down, attic ventilation or thin insulation may be part of the cause. We can check that while we are up there.
Stains on a ceiling or wall
A water spot on the drywall means a leak has already found its way inside. Water often runs along a rafter before it drips, so we follow it back to where it actually comes in.
Shingle grit washing off the roof
Dark, coarse grains showing up on the driveway after a rain mean your shingles are shedding their top coat. Bare asphalt wears out faster and soaks up more summer heat.
The roof is 15 years old or more
Older asphalt roofs can look fine from the street and still be close to done. An inspection helps you plan instead of being surprised.
You are buying or selling
A clear picture of the roof helps both sides know what they are dealing with before closing.
How the Visit Goes
- 1
You call and we set a time
We ask a few questions about the roof, its age and what you have noticed. Then we pick a day that works for you.
- 2
We look from the ground first
We walk around your home and check the roof lines, gutters and downspouts. Sagging or uneven spots show up best from the yard.
- 3
Up on the roof
If it is safe to walk, we go up and check shingles, flashing, vents and the ridge. We photograph anything worth showing you.
- 4
Into the attic
We check for leaks, moisture, airflow and insulation. This is where we learn the most about heat and how hard your cooling system is working.
- 5
We sit down and go over it
We show you the photos and explain what matters and what does not. If repairs make sense, we tell you what they would be. If nothing is needed, we say so.
What Affects the Cost
Most inspections are simple and the price is easy to talk through on the phone. A few things can make the visit take longer. We will tell you what applies to your home before we come out.
- Roof size and pitch
- A big or steep roof takes more time to walk safely. Very steep roofs may need extra safety gear.
- Attic access
- A clear hatch in a hallway is quick. A tight crawl space or an attic packed with storage takes longer.
- What you need it for
- A quick check after a storm is different from a full write-up for a home sale or an insurance claim. More detail means more time.
- Number of roof sections
- Additions, dormers and porch roofs each have their own seams and flashing to check.
Questions About Roof Inspections
How much time does an inspection take?
Most homes take about an hour. A big roof or a tight attic can add time. You stay on the ground, but we need someone home to let us into the attic. We review everything with you before we leave.
Is this a pitch for a new roof?
No. Most of the roofs we inspect need a few fixes or nothing. When a roof is close to done, we show you the photos that prove it and leave the decision to you. If a repair will do, a repair is what we recommend.
Will an inspection explain my high energy bills?
It may explain part of them. Blocked soffit vents, no exhaust vents and thin insulation in the attic all let heat collect above your ceilings. We'll show you what we see, but windows, ducts and your AC system matter too.
Should I get an inspection after hail?
Yes, even with no leak so far. Hail bruises can fail slowly over time. If we spot damage, our storm damage repair page covers how we help with the photos and steps your insurer will want, while the adjuster decides what's covered.
How often does a roof need checking?
Every year or two works well, along with a check after any major storm. Fall is a smart time, ahead of winter wind and ice, so small fixes happen while the weather is still easy.
Will you inspect a roof outside The Village?
Yes. We also cover Nichols Hills, Warr Acres, Bethany, Edmond and other towns near Oklahoma City. See our service areas page for every town.
